  • Would this broaden tenant appeal?

  • Would it hold up over time?

  • Would it meaningfully improve performance relative to cost?

Rather than chasing trends, the focus was on neutral, durable upgrades that quietly elevate the space and support consistent occupancy.


Work

Targeted improvements were made where they would matter most to renters:

  • Refreshed paint and finishes to unify the home

  • Updated lighting and hardware for a cleaner, more modern feel

  • Select kitchen and bathroom upgrades to improve daily usability

  • Thoughtful material choices designed for wear, not just photos

The scope stayed intentionally tight—improving perception and livability without unnecessary disruption.


Result

The refreshed unit entered the market positioned as clean, calm, and easy to live in—the kind of rental that appeals to a wide range of tenants and performs reliably over time.

The outcome wasn’t just aesthetic. It was a more resilient asset, better aligned with the realities of long-term ownership and the expectations of today’s renters.
